Good to know

This 20 square meter-studio condo is maximized to have a quality and functional space to suit even the long stays. It's ideal for 2 guests, but we can accommodate a 3rd person (child) for an extra nightly fee, prior advice is required. If you are more than 2 people, we also have another 2-bedroom unit in the same building: 2-bedroom listing link: airbnb.com/h/resteasy-grassresidences ➤ Guest Requirements for Short-Term Stays ✔ Government-issued IDs — For foreigners, ID required is a passport Requirements set by the condo admin must be completed and sent to us at-least 2 days before arrival — assistance and check-in instructions shall be provided once guest requirements are complete. ✔ PARKING There's pay parking in the complex. First 2 hours is 60 pesos and hourly fee is 20 pesos thereafter. ✔ FREE NETFLIX & DISNEY ON SMART TV In the mood for binge watching movies and series? Watch all you like! Our unit has a 50 inches 2024 UHD Samsung Smart TV with free access to our already logged-in accounts for Netflix and Disney+ :) ✔ FREE WIFI The internet subscription promises a speed of up to 100 mbps with Woofy. Mobile data signal is also strong in the area. ✔ FULLY EQUIPPED KITCHEN NOTE: We limit cooking for short-staying guests. From experience, it takes time to get rid of the odor from heavy cooking. Often, we get odor complaints from the next guests. In addition, we work hard to keep the place pest free. ✔ Range hood / Exhaust ✔ Mini fridge with freezer ✔ Water filtration for drinking ✔ Induction cooker (on request) ✔ Rice Cooker ✔ Electric kettle ✔ Bread toaster ✔ Microwave ✔ Complete with plates, bowls, saucers, coffee cups, tea cups, regular glasses, wine glasses, ice bucket, pitchers, silverware, many more! Alternatively, guests can order any time from Grab and Food panda delivery apps. There are many fast food and restaurants you can order from and delivered straight to the ground floor lobby :) For long-stay guests staying atleast 5 nights, we can offer additional cooking, but by request. Theadditional cooking set includes a medium frying pan, a compatible medium cooking pot, cooking ladles, and lastly, the single burner induction cooker. ✔ BATHROOM W/ COMPLIMENTARY TOILETRIES — Hot, Warm, & Cold Shower — Sink, Mirror and Shelf — Toilet with Bidet — Bath Towel for each guest — Bathroom essentials include rolls of tissue, cotton, ear buds, shampoo, shower gel, wash cloths, bath towels, toothpaste and a little extra for guest convenience :) ✔ DOUBLED-SIZED BED Our bed and the linens are carefully selected to help you sleep like a baby. Our mattress is topped with 2" memory foam. This is matched by 4 down alternative pillows and very soft cotton fabric to wrap around during sleep time. You can go about your day full of energy from having a restful sleep. ✔ FREE MID-STAY CLEANINGS For guests staying at least 5 nights, we provide free cleaning and complimentary change of linens, sheets, and towels in the middle of your stay. This shall be scheduled at the guest's preferred time in advance. Our staff may be required to travel from a distant condo location and will need to be scheduled beforehand. For cleanings outside of schedules or upon guest's request, we charge a standard fee of 700 PHP for a 2-hour cleaning that also includes changing of sheets and towels.

➤ Check IN Guidelines — Check In: from 3:00 PM onwards — Check Out: No later than 12 noon — We implement a NO VISITOR POLICY. Hence, we expect only the total number of guests declared on your DIRECT/ONLINE booking. Set up of linens is based on the no. of expected guests, whether staying overnight or not. Overcrowding had resulted in recent damages to the unit and a hefty penalty imposed by the condo due to disturbance to the neighbors. We are committed to abiding by the rules. ➤ Guidelines During your Stay — Pets are not allowed on our property. — NO SMOKING IN THE UNIT OR ON THE BALCONY. Following the gov't and condo's regulations, there are designated smoking areas near Gate 2 (behind the pavilion). Anyone caught by the security smoking on the balcony will be in violation of the condo rules and is subject to a hefty fine. — Keep music/audio/chattering to a moderate level that will not bother the neighbors. It is imperative to keep in mind to maintain music/movies/chattering to a reasonable level that will not bother the neighbors or other residents. — We provide free cleaning and change of linens every 5 days for long staying guests. Please let us know of your preferred time in advance. Our on-call housekeeper will prepare and be required to travel from a distant location. For cleaning (no linens replacement) on request, we charge a standard fee of 300 for a regular 1-hour service. 500 for 2 hours. — Conserve energy and resources. Make sure to turn off all electrical appliances when leaving the unit and before checking out. Also, please do not leave the water running from shower nor faucet. — Our guests have access to the exclusive bridge-way connecting the condo complex straight to the mall. You may just present your guest authorization letter to the security to open the glass door for you. ✔ Additional Cooking wares and appliances may be provided for upon request for a fixed fee based on the duration of your stay: — For 4 nights / 100.00 PHP per day — For 5 nights up or 1 week / 500.00 PHP Total — For more than 2 weeks up until 1 month / 1,000.00 PHP Total Additional cooking includes an induction stove with a compatible frying pan and medium-sized pot. Please note that all guests can still use the existing appliances (electric kettle, toaster, microwave, rice cooker) for light cooking. All appliances must stay inside the unit at all times during your entire stay. ✔ Basic toiletries are provided such as shampoo, shower gel, toothpaste, roll of toilet paper, and liquid hand soap. They are replenished during our scheduled housekeeping. ✔ For pay-parking within the condo complex, there are designated areas infront of our unit’s building (along the commercial strip) as well as the sides of our building. There are security as well as parking attendants with RED shirts available 24/7 that may assist you as well. A ticket would be given when you park and payment is made before leaving the parking space. We do recommend parking outside of “rush hours” (5 - 8 PM), as pay-parking spaces are limited. But no worries as more pay-parking spaces are available in the nearby SM North EDSA Mall. ✔ We allow only simple events/celebrations, mainly small groups gathering with food and a few drinks. Binge drinking all night causing loud noise and trouble to the neighborhood can be a ground for eviction. No events. No parties. No binge drinking. We expect guests to be responsible adults. ✔ Sticking of any decorations on the walls and ceilings are strictly prohibited. The paint on the walls tend to come off when tapes are being removed, as well as glue residues are left. ✔ We provide rubber house slippers. We clean and disinfect them between stays. They are part of the house. Please do not bring them home or use them outside. You may also bring your own house slippers. ✔ There are 6 swimming pools including 1 olympic-size and 2 kiddie pools. GUESTS CAN ACCESS ALL AMENITIES FOR A FEE, WITHIN THE PRESCRIBED LIMIT BASED ON UNIT SIZE. Guest Pool fee is 150 pesos per person per day, limited to 5 guests, and is payable directly to the Property Management office from 9:00 a.m to 6:00 p.m. If guests plan to swim on holidays when the office is closed, please sign up and pay in advance. Please inform your host in advance if you have plans to swim. The pool fee is non-refundable. ✔ Gym, basketball courts, and badminton courts may be accessed by residents and guests daily for a fee. Guest fee is by standard set to P150/person/day/amenity. Admin office posts the most updated fees. Note: ALL amenities can be closed at any given time whenever there's a surge in covid cases in the complex. Public health and safety come first. This Apartment is in a residential condominium complex. Some limitations have been set to maintain the privacy and interests of both residents and guests. ✔ Garbage Room Turn right when you exit the unit. When you get to the elevators, walk across to the opposite hallway then turn right. The garbage room is located behind the fire exit. Avoid stocking your trash in the unit especially food waste. It will attract pests and flies. ➤ Check OUT Guidelines — Please turn off all electrical appliances when leaving the unit and before checking out. Also, please do not leave the water running from the shower nor faucet. — Report any item accidentally broken so we can charge accordingly. Any permanent stains/marks left on the linens, hand towels, bath towels, and similar items that render those said items unusable will be considered damage and shall be charged upon check out. Lastly, kindly take care of our home and keep it clean as you would with your own. :)

UPDATED PRICES FOR PAY-PARKING IN CONDO COMPLEX AS OF JANUARY 2024: — 60 PHP for the first 2 hours ; 20 PHP for every hour after — 45 PHP for 24 hours for motorcycles ➤ Parking / OFFSITE — Alternative pay parking is at SM North Mall. Please consider the waiting time. Malls are jam-packed with people on weekends. Walk from the Mall parking to the condo may take up to 15 minutes. There's an exclusive bridge-way for residents coming to and from SM Mall. We encourage you to drop off any heavy belongings at the building lobby first, in case you opt to do the latter. SM's overnight fee is 350 PHP per night. ➤ GUEST IDENTIFICATION & PROPER REGISTRATION It is important that you read the info on our listing especially the POOL restrictions, security is strict in the property. The condo management requires all Hosts and Landlords in Grass to collect and submit government IDs of all guests prior to arrival. Upon entering the property -- If security asks you to present an ID or Guest Clearance Form as part of the standard procedure, please do so and abide by the regulations. They are strict for our own safety. If you have any concerns, special requests, or questions, please do not hesitate to let me know. It is very important that we both understand and agree with the condo regulations and our private house rules.

Wonderful Stay! Highly Recommended We had an amazing experience at this Airbnb. The host was incredibly accommodating and responsive, ensuring a smooth check-in and a comfortable stay. The place was exactly as described—clean, stylish, and well-equipped with everything needed for a relaxing visit. The location was also perfect, close to SM North Edsa and convenient for exploring the area. We truly appreciated the attention to detail, from the thoughtful amenities to the cozy atmosphere. It felt like a home away from home! I would absolutely stay here again and highly recommend it to anyone looking for a great Airbnb experience. Thank you for making my trip so enjoyable! The only one minor downside was the persistent sewage smell in the accomodation that impacted comfort. Maybe the host can do something to minimize the smell. But overall it was a great experience.

As a frequent traveler, the service we received were exceptional. From the time we checked-in until we checked out, Ate Judy was so sweet and accomodating. There are lots to do around the place since the mall is just a walking distance from us. Place is clean and nice, it was really put together to give you such comfortable stay. This is one of the best unit we’ve stayed and we’d love to come back. Highly recommended. Thanks for the amazing stay, RestEasy!
