β¦ GUEST REQUIREMENTS BEFORE ARRIVAL β¦ πͺͺ Valid government-issued IDs of each staying guest need to be sent as soon as possible or atleast a few days before check in. Only valid government IDs are accepted by the condo admin office, such as passports, driver's license, PRC, Tin ID, SSS, UMID, PhilHealth, NBI/police clearance, and the like. * For young adults without government IDs, you may provide a University or School ID. * For foreign nationals, the ID required is a passport. * For children without government-issued IDs or school IDs, you may provide their birth certificate. These are required by the condo admin for us to process the Guest Authorization needed for your stay. You may block off any sensitive information before sending them :) π₯βΌοΈ GUEST CAPACITY : 6 PERSONS MAXIMUM The maximum we are allowed to have registered as guests of our unit is up to 6 persons total (including Adults and Children), as per the guidelines of the condo admin. We also implement a No Visitor policy. Hence, we expect only the total number of guests declared on the reservation / up to 6 persons only. With this, only 6 registered guests are allowed to have access to the unit during the entire stay. β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β¦ ABOUT OUR COZY PLACE β¦ π’ Our unit is located on the 15th floor of Tower 1-B in The Grass Residences, just beside SM North EDSA Mall (with connecting bridge-way!) With ours being a corner unit, we have a small balcony and windows in each room of the unit, all having a view of the pool, other buildings, and residential area β perfect for those who love watching sunsets/sunrises! β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β¦ WHAT'S INSIDE? β¦ ποΈ Bedrooms β perfect for 6 guests! To maintain the condition of the unit and prevent strong odors that may linger, heavy cooking is restricted. Light cooking, reheating, and simple dishes are perfectly fine. Youβll have free access to the following : β Full-size refrigerator β Microwave β Electric kettle β Rice cooker β Toaster All appliances must stay inside the unit at all times during your entire stay. π³ Additional Cooking Options / Exclusive for Longer Stays only For stays of atleast than 5 nights, we can provide an induction cooker and cookware for a small fee to cover the additional electricity consumption : β For 5 nights : β±100 per day β For 1-2 weeks : β±500 per week β For 3 weeks or more: β±1,000 per month If cooking is allowed during your stay, we kindly ask guests to clean up after each use and avoid leaving dirty dishes overnight, as this can attract pests, flies, or ants. π΅π΄ Easy Food Delivery Food delivery apps (such as GrabFood or Foodpanda) give you access to hundreds of restaurants in the area. Orders can be delivered straight to the building (meet up with courier at the ground floor lobby), making dining effortless and flexible, and without the need to leave the property. :) π§βπ³ Convenient Nearby Establishments Just across the building is a strip of cafΓ©s, convenience stores, and food outlets, giving you plenty of choices if you prefer something quick and nearby! ποΈ Nearby SM North EDSA Mall One of the biggest perks of staying with us is the location! With SM North EDSA Mall, one of the largest malls in the Philippines, is right next door! An exclusive bridge-way connects our condominium directly to the mall, giving registered guests easy access to shopping, restaurants, cinemas, and everyday essentials just steps away :)

β¦ STANDARD CHECK IN & CHECK OUT β¦ β Check IN: from 3:00 PM onwards β Check OUT: until 12:00 PM the latest βΆ Lobby as Waiting Area β If you arrive before 3:00 PM / need extra time before check-in or after check-out, registered guests are welcome to wait and stay in the ground-floor lobby, which is air-conditioned and has comfortable seating and a restroom. βΆ No Luggage Drop-Off / Storage β Please note that luggage storage is not available. As we are in a residential condominium, not a hotel, security/front desk staff cannot take responsibility for guest belongings. β Guests are responsible for their own luggage at all times. βΆ Early Check In Requests : β Guests may request early check-in in advance for an additional fee. β Early check-in is subject to prior arrangement and availability. βΆ No Late Check-Out Requests β I'm afraid we do not accept late check-out requests. But guests are free to stay at the ground floor lobby βΆ Tips for Flexibility: β If you need to check in before 3:00PM, we suggest booking the night before your arrival. You may use this as a way to check in early. β If you need to check out past 12:00PM, we suggest booking the night after your departure. Overcrowding may result in damages to the unit and a hefty penalty imposed by the condo admin due to disturbance to the neighbors. We are committed to abiding by the rules. β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β MID-STAY CLEANING β For stays of 5-nights or longer : β We provide free cleaning with complimentary change of linens, sheets, and towels for guests staying 5 nights or longer. β Cleaning must be scheduled in advance at a day and time agreed with the guest, depending on our housekeeperβs availability For stays of less than 5 nights : β Cleaning and set up for the unit shall be done prior to arrival and after departure. There would be no cleaning during the stay For Cleaning Requests : β Guests may request for additional cleaning with change of linens, sheets, and towels during their stay, as long as our housekeeper is available. We charge a standard fee of β±1,200 for each cleaning. β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ π«πΆ NO PETS POLICY Pets are not allowed in our unit as well as in any areas in the condominium, as per the guidelines of the condo admin. β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ π«π¨ NO SMOKING & VAPING Smoking and vaping are not allowed inside the unit, on the balcony, or any indoor and outdoor areas of the condo complex. Following the government's and condominium's regulations, there are designated outdoor smoking areas at Gates 2 and 3 (behind the clubhouse building). Anyone caught by the security or condo staff smoking/vaping will be in-violation of the condo rules and is subject to a hefty fine. β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ π«π£ NO LOUD NOISES / LARGE PARTIES As our unit is located in a residential condominium, we kindly but strictly ask guests to keep music, TV volume, and conversations/voices at a reasonable level at all times so as not to disturb neighbors, residents, or other guests. Only simple gatherings are allowed β limited to small groups with light food and a few drinks. Large and loud parties, events, and binge drinking are strictly prohibited. Any excessive noise, disruptive behavior, or disturbance to the community may result in immediate eviction in accordance with condo admin's guidelines. We expect all guests to behave responsibly and respectfully. Please also note that decorations of any kind are not allowed, including small items such as confetti, glitter, or similar materials. Attaching anything to walls or ceilings or any surfaces using tape, glue, hooks, or adhesives (such as tape, etc.) is strictly prohibited, as these cause damage to paint and surfaces. Any violation of the above may result in additional cleaning fees, damage charges, or penalties. β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ π CONVERSE ENERGY We kindly ask guests to conserve energy and resources by turning off all electrical appliances when leaving the unit and before checking out. Also, please do not leave the water running from showers or faucets. β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ π§Ό COMPLIMENTARY TOILETRIES Basic toiletries are provided and free for guests to consume during their stay β these include shampoo, shower gel, toilet paper, hand soap, and more. These are replenished during our scheduled cleanings / housekeeping (included for free for long stays of atleast 5 nights). β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ π©΄ INDOOR SLIPPERS We provide indoor rubber house slippers for each guest. These are cleaned and disinfected between each stay. As they are part of the house and are strictly used indoors only, we kindly ask guest not to bring them home or use them outside the unit. β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ ποΈ GARBAGE ROOM There are designated garbage rooms on each floor of the condo building. Upon exiting the unit, guests would need to walk past the elevators, walk towards the end of the other hallway, then exit through the fire exit door. The garbage room is located behind the fire exit door β this is where guests may throw used trash bags, especially if staying for many nights. Extra trash bags are provided and place in the kitchen cabinets. We highly encourage guests to avoid over-stocking trash in the unit, especially food waste, as it may attract unwanted visitors such as pests and insects. β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ β’ πͺ CHECK OUT GUIDELINES Please turn off all electrical appliances when leaving the unit and before checking out. Also, please do not leave the water running from the shower or faucet. Kindly inform us of any items that may have been accidentally damaged or broken during the stay, so we can address them or charge accordingly. Any permanent stains or marks on linens, hand towels, bath towels, or similar items that render them unusable will be considered damaged and charged at check-out. Lastly, kindly take care of our home and keep it as clean as you would with your own. :)
