Anyone caught by the security or condo staff smoking/vaping will be in-violation of the condo rules and is subject to a hefty fine. • • • • • • • • • • • • • • • • • • • • 🚫📣 NO LOUD NOISES / LARGE PARTIES As our unit is located in a residential condominium, we kindly but strictly ask guests to keep music, TV volume, and conversations/voices at a reasonable level at all times so as not to disturb neighbors, residents, or other guests. Only simple gatherings are allowed — limited to small groups with light food and a few drinks. Large and loud parties, events, and binge drinking are strictly prohibited. Any excessive noise, disruptive behavior, or disturbance to the community may result in immediate eviction in accordance with condo admin's guidelines. We expect all guests to behave responsibly and respectfully. Please also note that decorations of any kind are not allowed, including small items such as confetti, glitter, or similar materials. Attaching anything to walls or ceilings or any surfaces using tape, glue, hooks, or adhesives (such as tape, etc.) is strictly prohibited, as these cause damage to paint and surfaces. Any violation of the above may result in additional cleaning fees, damage charges, or penalties. • • • • • • • • • • • • • • • • • • • • 🌎 CONVERSE ENERGY We kindly ask guests to conserve energy and resources by turning off all electrical appliances when leaving the unit and before checking out. Upon exiting the unit, guests would need to walk past the elevators, walk towards the end of the other hallway, then exit through the fire exit door. The garbage room is located behind the fire exit door — this is where guests may throw used trash bags, especially if staying for many nights. Extra trash bags are provided and place in the kitchen cabinets. We highly encourage guests to avoid over-stocking trash in the unit, especially food waste, as it may attract unwanted visitors such as pests and insects. • • • • • • • • • • • • • • • • • • • • 🚪 CHECK OUT GUIDELINES Please turn off all electrical appliances when leaving the unit and before checking out. Also, please do not leave the water running from the shower or faucet. Any permanent stains or marks on linens, hand towels, bath towels, or similar items that render them unusable will be considered damaged and charged at check-out. ➤ Check IN Guidelines — Check In: from 3:00 PM onwards — Check Out: No later than 12 noon — We implement a NO VISITOR POLICY. Hence, we expect only the total number of guests declared on your DIRECT/ONLINE booking. Set up of linens is based on the no. of expected guests, whether staying overnight or not. Overcrowding had resulted in recent damages to the unit and a hefty penalty imposed by the condo due to disturbance to the neighbors. We are committed to abiding by the rules. ➤ Guidelines During your Stay — Pets are not allowed on our property. — NO SMOKING IN THE UNIT OR ON THE BALCONY. Following the gov't and condo's regulations, there are designated smoking areas near Gate 2 (behind the pavilion). Anyone caught by the security smoking on the balcony will be in violation of the condo rules and is subject to a hefty fine. — Keep music/audio/chattering to a moderate level that will not bother the neighbors. It is imperative to keep in mind to maintain music/movies/chattering to a reasonable level that will not bother the neighbors or other residents. — We provide free cleaning and change of linens every 5 days for long staying guests. Please let us know of your preferred time in advance. Our on-call housekeeper will prepare and be required to travel from a distant location. For cleaning (no linens replacement) on request, we charge a standard fee of 300 for a regular 1-hour service. 500 for 2 hours. — Conserve energy and resources. Make sure to turn off all electrical appliances when leaving the unit and before checking out. Also, please do not leave the water running from shower nor faucet. — Our guests have access to the exclusive bridge-way connecting the condo complex straight to the mall. You may just present your guest authorization letter to the security to open the glass door for you. ✔ Additional Cooking wares and appliances may be provided for upon request for a fixed fee based on the duration of your stay: — For 4 nights / 100.00 PHP per day — For 5 nights up or 1 week / 500.00 PHP Total — For more than 2 weeks up until 1 month / 1,000.00 PHP Total Additional cooking includes an induction stove with a compatible frying pan and medium-sized pot. Please note that all guests can still use the existing appliances (electric kettle, toaster, microwave, rice cooker) for light cooking. All appliances must stay inside the unit at all times during your entire stay. ✔ Basic toiletries are provided such as shampoo, shower gel, toothpaste, roll of toilet paper, and liquid hand soap. They are replenished during our scheduled housekeeping. ✔ For pay-parking within the condo complex, there are designated areas infront of our unit’s building (along the commercial strip) as well as the sides of our building. There are security as well as parking attendants with RED shirts available 24/7 that may assist you as well. A ticket would be given when you park and payment is made before leaving the parking space. We do recommend parking outside of “rush hours” (5 - 8 PM), as pay-parking spaces are limited. But no worries as more pay-parking spaces are available in the nearby SM North EDSA Mall. ✔ We allow only simple events/celebrations, mainly small groups gathering with food and a few drinks. Binge drinking all night causing loud noise and trouble to the neighborhood can be a ground for eviction. No events. No parties. No binge drinking. We expect guests to be responsible adults. ✔ Sticking of any decorations on the walls and ceilings are strictly prohibited. The paint on the walls tend to come off when tapes are being removed, as well as glue residues are left. ✔ We provide rubber house slippers. We clean and disinfect them between stays. They are part of the house. Please do not bring them home or use them outside. You may also bring your own house slippers. ✔ There are 6 swimming pools including 1 olympic-size and 2 kiddie pools. GUESTS CAN ACCESS ALL AMENITIES FOR A FEE, WITHIN THE PRESCRIBED LIMIT BASED ON UNIT SIZE. Guest Pool fee is 150 pesos per person per day, limited to 5 guests, and is payable directly to the Property Management office from 9:00 a.m to 6:00 p.m. If guests plan to swim on holidays when the office is closed, please sign up and pay in advance. Please inform your host in advance if you have plans to swim. The pool fee is non-refundable. ✔ Gym, basketball courts, and badminton courts may be accessed by residents and guests daily for a fee. Guest fee is by standard set to P150/person/day/amenity. Admin office posts the most updated fees. Note: ALL amenities can be closed at any given time whenever there's a surge in covid cases in the complex. Public health and safety come first. This Apartment is in a residential condominium complex. Some limitations have been set to maintain the privacy and interests of both residents and guests. ✔ Garbage Room Turn right when you exit the unit. When you get to the elevators, walk across to the opposite hallway then turn right. The garbage room is located behind the fire exit. Avoid stocking your trash in the unit especially food waste. It will attract pests and flies. ➤ Check OUT Guidelines — Please turn off all electrical appliances when leaving the unit and before checking out. Also, please do not leave the water running from the shower nor faucet. — Report any item accidentally broken so we can charge accordingly. Any permanent stains/marks left on the linens, hand towels, bath towels, and similar items that render those said items unusable will be considered damage and shall be charged upon check out. Lastly, kindly take care of our home and keep it clean as you would with your own. :)

✔ Shopping malls within walking distance: — SM North Mall, one of the biggest in the country — SM Annex - yes, the mall is growing! :) — On the other side of SM North (opposite Grass) is a combined mall called Trinoma/Landmark — There is another Ayala Mall near Trinoma/Landmark It would be impossible not to find anything you are looking for in this area. ✔ There are also mini stores and a number of food businesses sprouting within the condo complex if you do not feel like going out. With the new Towers 4 & 5 that just recently opened a commercial strip within the condo. Laundry shops, drinking water refilling stations, relaxing spa, and massage centers are all available in the condo complex, and many more are located just right outside Gate 2. The nearest 24/7 7-11 convenience store is about 200 meters from Gate 1 (ground floor of SM North mall)

The olympic sized pool is the middle of the complex is only accessible for residents and registered long-term tenants, so guests are not allowed to access this. There is also an indoor gym (in the clubhouse building) that has an assortment of gym equipments and machines. ⏱️ Amenities Operational Hours — Open daily from 6AM - 10PM — ALL amenities can be closed at any given time for maintenance / repairs /cleaning purposes. Public health and safety come first. 📏 Pre-Registration & Payment Process Only registered guests can access the condo complex's amenities, including the indoor gym, outdoor swimming pools, etc. There is also a pre-registration and payment process to be done before accessing. 💵 Guest Amenity Access Fee It costs ₱150 per person per amenity per day 💼 Where : Condo Billing Office Pre-registrations and payments are to be processed directly at the Condo Billing Office during work hours only. This is located in the Clubhouse building, ground level (go down 1 flight of stairs). Guards and staff can guide you. • OPEN : Mondays-Fridays 9AM-6PM • OPEN : Saturdays 9AM - 1PM only • CLOSED : Sundays & Holidays If guests plan to swim on holidays or when the office is closed, please pre-register and pay in advance. It also cannot be transferred or modified in any way. ◆ PAY-PARKING OPTIONS ◆ Option 1 : 🚗 Pay-Parking Inside Condo Complex Pay-parking is available within the condo complex. As similar to other pay-parkings, spaces are limited and they are on a first-come-first-served basis. Waiting time may range for several hours, especially during holidays and at night. Pay-Parking Rates : For 4-wheel vehicles : ₱60 for the first 2 hours, then ₱20 for every hour after For motorcycles : ₱45 for every 24 hours Upon parking, pay-parking attendants will provide a physical ticket — please keep it safe, as it will be needed when settling payment each time you leave a parking space. Payment is accepted only in cash (Philippine Peso). Option 2 : 🚗 Pay-Parking In SM North EDSA Mall Alternative pay parking is at SM North EDSA Mall. Please consider the waiting time. Malls are jam-packed with people on weekends. Walk from the Mall parking to the condo may take up to 15 minutes. There's an exclusive bridge-way for residents coming to and from SM North EDSA Mall. We encourage you to drop off any heavy belongings at the building lobby first, in case you opt to park there. SM North EDSA Mall's Pay-Parking fee is fixed at ₱50. If parking overnight, there is an additional ₱350 overnight fee on top of the fixed fee.

My family and I had a great time staying at the property. The cleanliness was very good, all home essentials were provided and what made the whole experienced great was the convenient location. Everything was within walking distance, convenient stores, cafes, restaurants and of course the 2 large malls. I would highly recommend this property to anyone looking for a reasonable priced accommodation with easy access to everything. My family and I would be happy to stay at the property again. Also communication was clear and convenient.

Loved it so much, we booked again! This is actually our 2nd time staying here and we loved it just as much as the first time. The place is super clean - you can tell they really take care of it. Location-wise, it's perfect. Being so close to SM North Edsa is a huge plus - all the shops, groceries, and restaurants are right there. Whether we needed to grab food, do some shopping, or just hang out at the mall, everything was super accessible. The host is really easy to communicate with and responds fast. The caretaker was also very helpful and made sure we were comfortable throughout our stay. Overall, it's just a solid place that we keep coming back to. Would definitely recommend if you're looking for somewhere comfortable and hassle-free!

My family and I had an amazing stay at this condo during our vacation in the Philippines. The place was spotless, comfortable, and had everything we needed including great air conditioning, reliable Wi-Fi, tv with youtube and netflix, and a great balcony for morning coffee. The location was perfect too, close to shops, restaurants and easy for Grab/Taxi pickup drop off, but still quiet enough to relax after a long day out. The host was incredibly friendly and responsive, making check-in and check-out super easy. We really appreciated the thoughtful touches and attention to detail that made us feel right at home. The housekeeper, Judy, deserves high praise as well. She arranged for our laundry pickup/drop off and cleaned our unit a couple of times during our stay. Overall, this condo exceeded our expectations and made our vacation even more enjoyable. We wouldn’t hesitate to stay here again and highly recommend it to anyone visiting the area!

Find us

When going to Grass Residences, you may book a ride indicating it as your destination. It is also visible on online maps, grab, and waze apps. From Grass Residences, you can get a cab/taxi through the security at the lobby on non-busy hours. In the morning when everybody goes to work, this may not be a good option but if you have time to spare then by all means :) You do have an internet connection in the unit. Please download Grab app and book your ride. Please give instructions to the driver to pick you up at the ramp across the lobby of the Tower. Yes it's that convenient!
